some of those improvements can leave you at a distinct disadvantage as buyers compare your home with your competition. believe me i've seen it happen time and time again. hi. welcome to blog 5 of "squeezing every last dollar from your home sale" i'm your host mark renner.today we're going to review a couple of things a couple ofinterior rooms that you can do to increase the value of your house andmake it more saleable. let's begin with the kitchen. one of most importantrooms of the house. the gathering room. if you can get away with a remodel ratherthan a new kitchen, do it! remodel it. don't put in a brand-newkitchen if you can get away with it. when


adding new appliances, beware that manybuyers consider brand names to be important. you know you might be able tosave a little bit of money by using some off-brand or some some brand that ismore associated with lower priced homes, lower priced stores. but use brand names, the ones that everybody has heard of. it adds value to your house. in the end when making changes to your kitchen, think sunny, think spacious, think clean. if youdo choose to put it in new kitchen, keep in mind what sells. uyers are lookingfor lots of cabinets and counter space or looking for new appliances and an easyflow between the sink the food prep areas, the stove and the refrigerator. thebathroom. new fixtures, wall and tile flooring


can make a huge difference. if thebathtub is in poor shape you can replace it. but a less expensive option is tore-enamel it. it sounds expensive but there's a few companiesout there. google them. you'll find how inexpensive it is to re-enamel thebathtub. but whatever the family size is, onebathroom is never enough. so if you only have one bath, think of adding a bathroom trends to watch! the great room. you know the newer homes go through the parade of homes, the street of dreams. look online at some of the newer homes. you'll see that the great room or combining the kitchenand the family room into one large


living area is very popular now. thehome office. the home office has pretty much replaced the living room. olderfloor plans have a living room whereas what my dad used to call the museum. the place where we put all that expensive furniture we weren't allowed to sit on.that's kind of gone away. that formality of that room has gone away. it's turnedinto the office, the home office or in many cases the music room. with so many companies and businesses allowing their employees to telecommute, more people are looking for office ready space in their homes too. big item. media rooms. ask the men about the big-screen tvs and audio equipment.the media rooms is a big deal. part of the


man cave. i know a lot of women also like that mancave idea for themselves. it's a great place for everyone to gather, see home movies, watch dvds. the movie room. the media room. fireplaces maybe it depends, depends on the pricerange of your home, ask your agent, give me a call. it's important to have afireplace. fireplaces don't cost that much to install anymore. we're using alot of fireplaces that are gas fireplaces. there are the ventlessfireplaces. you don't have to install the flue, it can vent right outside but it addswarmth to the house. people love sitting by the fireplace. i think of the oldexpression, "i enjoy a fireplace on a


cold winter's night, don't you?" securitysystems. maybe your neighbors have them. security systems are becoming a littlebit like garage door openers, once we have them we don't want to live withoutit. with the number of the families, men or females, who are traveling, thespouses is left home with the children while the other spouse is out of town,the security system adds an element of security for the spouse at home with thechildren when the other spouse is out of town. ponds and waterfalls. if you have one, that's nice i don't think i'd spend money on adding one. you can spend three to five thousand dollars on a pond and waterfall. it'llhelp your house sell, people like it, but
